As any real estate developer knows, getting a project out of the ground can be difficult, given a restrictive regulatory and zoning environment that requires interaction with multiple governmental agencies, an often burdensome permitting process, difficult subdivision requirements, entitlement demands, environmental concerns and the sensitivities and activism of surrounding neighborhoods. These factors of course must be taken into account in the due diligence phase of any acquisition, and we routinely assist our clients in these investigations.
